Construction of this charter (middle/high) school in Prince Georges County, MD entailed the full building renovation of a mattress distribution warehouse. The existing structure was converted to serve a school with a student population of 600. The location of the building fit within the charter’s parameters but the building was not at all suited for the purpose. The first phase of the project commenced in April and included constructing an entirely new structural system inside the existing building to meet current code and risk classification for the use. In addition, erection of load bearing masonry walls was necessary to subdivide the 106,000-square foot structure. A new roof, repairs to the envelope, site work, a new electrical service and an entirely new HVAC, sprinkler and fire alarm systems were all part of the initial work program.

Following directly behind the infrastructure work the interior of the school needed to be delivered in time for the school opening in August. The first phase of the project was delivered in under six months with a contract value in excess of six million dollars. Work included a two-story administrative section with LULA lift, extensive classrooms, science laboratories, full gymnasium, cafeteria and commercial kitchen. A complete fully functional school converted from a deficient warehouse in under six months.

After the successful occupancy of the school in August, Phase Two, an additional 36,000 square feet, was constructed while Phase One of the school was fully operational. This phase required close coordination with the school staff to ensure safety and minimize interference with the ongoing operation of the school. It included additional classroom space as well as an auditorium, indoor soccer field and large entry canopy.
